Blue Horizon Construction Completes Pelican Bay Whole Home Remodel

Blue Horizon Construction has announced the completion and expeditious sale of a comprehensive whole home renovation project in Pelican Bay.

The project, located in the St. Andrews neighborhood, involved remodeling a detached villa originally built in 1986. Purchased in February 2023, the 2,142 square foot, three-bedroom, two-bath property underwent extensive renovations to update and modernize its floor plan and finishes, enhancing its livability and adding value to the neighborhood.

The original kitchen was tucked into a walled-off space combined with a room used as a home office. A narrow hallway led to two bedrooms, a shared bathroom and a shallow laundry closet. The home’s interior finishes were overdue for replacement. A pair of sliding glass doors led to nowhere and forced two rows of sofas to be cramped into the living room.

Outdoors, the property’s tall hedges obscured its water view. The driveway was cracked, stamped concrete. The pool finishes were failing and the surrounding deck was red-painted concrete. Marred by fungus and lichens, the roof, was cracked, warped and curling. A wood arbor at the front of the home had collapsed, and vines and overgrown landscaping hid the home’s front elevation.

As a result of structural and architectural floor plan changes, Blue Horizon Construction transformed the home’s dated, confined layout into a spacious, updated, more fully functional residence. The eight-month renovation included major floor plan modifications, the addition of a den and full laundry room, and the creation of three ensuite bedrooms within the property’s original footprint.

The newly renovated residence now offers three ensuite bedrooms, a den, full laundry room and walk-in pantry. Key project highlights include a new roof; new plumbing, air conditioning and electrical systems; solar tubes; new overhead garage door and epoxy garage flooring; new paver driveway; impact-resistant front door, windows and sliding glass doors; smooth drywall; new pool deck and pool finishes; and the addition of a bedroom with walk-in closet and full private bath.

The home’s transitional interior style includes upgraded finishes, a blend of light and medium wood tones, and a mixture of brass, nickel, chrome and black hardware. Additional updates include the installation of European white oak flooring and custom cabinetry throughout, including a book-matched stained walnut built-in bar; conversion of sliding glass doors to windows in multiple locations, and color-selectable, dimmable LED lighting throughout. New interior doors and trim compliment the scale of the spaces with single-panel shaker doors, clean profiles on the trim, cased windows, and matching door hardware. The open floor plan-style kitchen now features modern, narrow-rail perimeter cabinets and panels to conceal large appliances; stained walnut island and floating shelves; Cristallo quartzite countertops, and full-height backsplashes. Guest baths have custom furniture-style vanities, decorative mirrors, custom stone and tile floors and walls and quartz countertops. The master bath has a walk-in shower, floating vanities with built-up countertop, LED mirrors, private water closet and built-in closets. The adjacent dining room, great room and home office area has a wall of sliding glass doors leading to a private, internal courtyard. Custom wood beams accent the vaulted great room and kitchen space. The great room has a custom floating TV unit built-in and a wine bar with Cristallo countertops, and an integrated Sub-Zero refrigerator and freezer.

Outdoors, the home has an outdoor kitchen with two-tier waterfall countertop, marine-grade cabinetry, stained-wood tongue and groove ceilings, new landscaping and pool deck with a panoramic-view screen enclosure, Pebble-tec pool finish and natural white shellstone pavers.
